Design like an architect
Closed wall loops become rooms with live areas. Doors and windows cut real openings, stairs connect levels, roofs take skylights, and every surface can be painted with real materials — in 2D, 3D, split view, or a first-person walkthrough. Upload a user-provided plan you are permitted to use, calibrate it with a known measured dimension, then review drafted walls or trace the layout yourself. Listing images from DDF, VOW or third-party galleries must not be used for derived building geometry or provider analysis. Parcel boundaries provide site context, not measured building geometry, scale or placement.

The same model carries a planning-grade structural view: wood-frame by default with one-click steel or concrete, load and support glyphs, deformed shapes, force diagrams, member utilization, and a physical stud-and-joist framing view — the way dedicated analysis tools show it, on your own floor plan.

The Costs panel turns geometry into a live quantity takeoff — wall areas, room sizes, openings — with editable planning rates, and hands the budget to Renovation ROI. Autosaves in your browser; sign in to keep named plans in your HOMS account. Export GLB, STL, OBJ, or a floor-plan PDF.
HOMS Studio produces planning sketches and planning-grade estimates, not engineered drawings or permit documents. Structural results are not sealed by a professional engineer and are not a substitute for engineering review. Any costs shown are rough planning estimates for budgeting conversations — not appraisals, valuations, or quotes.
