How the match score works

This 0–100 score ranks physical similarity to the subject. It is not a probability or an estimate of market value; price does not enter the score. These are the default weights, which signed-in users can adjust in Tune the match.

• Distance (24%) — full credit within 500 m, then declines to zero at the selected search radius.
• Living area (20%) — compares interior square footage with the subject.
• Property type (15%) — exact type scores highest; the same broad class is a near match.
• Bedrooms (12%) and bathrooms (9%) — exact counts score highest; a one-room difference earns partial credit.
• Year built (10%) — credit declines with the difference in years, reaching zero at 40 years.
• Lot size (6%) — compares land area; neutral for condos where lot size is not applicable.
• Listing features (4%) — compares facets inferred from photos and remarks when both listings have them.

Missing numeric details and unavailable feature data receive 50 out of 100 for that factor. Photo and remark facets are not independently verified.

Read the price basis

Closed records show completed sale prices. Pending records show the last asking price, not an agreed transaction price. Active records show current asking prices.
